Rules & Policies
FOR Hourly Meeting Room Rentals
AV EQUIPMENT: Group may bring their own AV equipment and use our projector screen for free. We offer no guarantee on compatibility of outside equipment. Group is responsible for arranging rental of equipment, set-up and dismantling. You can rent our projector or 65” TV for additional $20 fee per meeting.
KITCHEN: Kitchen has plenty of granite counter space, sink, microwave, and refrigerator. It is connected to the Boardroom. You can reserve our kitchen for additional $20 fee per meeting.
SNACKS & DRINKS: Our vending machine is located on the same floor right outside of our Boardroom. It offers 20+ kinds of healthy snacks, chilled drinks, coffee and tea for $1~$2 per item.

BATHROOMS: Please be advised that this BOARDROOM is located on the Lower Level (basement). Currently, bathrooms are located on the 2nd floor of the building and no elevator is available. PARKING: Parking is free: there are 18 parking spaces for the building and about 50+ street parking spots within one block walk.
PREVIEW: You’re welcome to check it out for yourself ahead of time and plan your event ahead of time! You may visit any time as long as the space isn't being used for another event. Just let us know the exact date and time you’d like to come by.

MISCELLANEOUS: - No smoking in or around rental facility. - No Candles - No Alcohol.
VENDING-MACHINE: Our vending machine offers varieties of snacks and drinks for your selection.
OVERTIME: Overtime needs permission from Property Manager (because there may be another meeting scheduled right after) and, with permission, over time will be charged at the same hourly rate as original booking. GROUP ASSUMES ALL LIABILITIES AND BE RESPONSIBLE FOR DAMAGES.
CLEAN UP: Group is responsible for the cleanliness of meeting facility upon conclusion of event; a clean-up fee of up to $50.00 will be assessed if meeting space is not returned to its original state. (1) Chairs and tables should be returned to original position (2) All garbage items must be place in trash bins. (3) Leftover food must be placed in trash bags and taken away.

CANCELLATION POLICY: No penalty if written notice is provided two weeks prior to meeting date. Cancellation less than two weeks will be accessed a 25% administrative fee. No refunds if cancellation is less than one week from scheduled function. A full refund, less applicable cancellation fees, will be returned to Group within 5 business days.
EVENTS SAFETY RULES

We supports business hosting various events. Please be informed of the following important safety-related rules and policies. Your event is subject to immediate shut down WITHOUT refund if any of these rules are violated.

FIRE & CANDLES
No fires, candles, fire lit sterno, generators can be used. For celebrations that need to blow candles, maximum two candles can be used on the cake.
SMOKE DEVICES
No smoking inside of the building. Please avoid any smoke/mist related activities! Our smoke alarm devices connect to the whole building and will also activate the local fire department automatically.
MUSIC & NOISES
Moderate level of music is allowed but not to a degree whereas it shakes the floors and ceilings, because the sound vibration will trigger our alarm system.
ALCOHOL PERMISSION REQUIRED
No hard liquors or beers are allowed for any events. Champagne and light wine maybe allowed but the host needs to obtain written permission prior. Drunk related behavior is not allowed at any time. If a guest is getting drunk, he or she must be taken away from our property timely.
NO DRUGS
100 Higgins Ohare does not allow any drug usage anywhere on the property, including inside of a private vehicle that is parked on the property.
SECURITY CAMERAS
Please be aware security cameras are in Center Hall and all common areas indoor and outdoor. Recordings are available for up to 30 days and only security personnel and building owners have access to the footages. If camera is altered, events will be shut down immediately.
FOOD GARBAGES
At the end of your event, food garbages must be throw inside of our dumpster located at our parking lot. Obvious garbages or spills must be wiped off so that next guests can use the space without a special order of cleaning.
SET UP & CLEAN UP
When you book a time frame, be sure to include at least 15 minutes for setting up and 15 minutes for cleaning up afterwards. There could be another event right before or after your booked time frame. Unauthorized overtime will be charged at $100/hour.
OVERTIME & BUILDING HOURS
We do not host events after 9pm in the building. All guests must exit the building and leave our parking lot after 9pm.
$300 DEPOSIT
If your event involves food and/or alcohol, a $300 deposit needs to be paid 24 hours prior your event starting time. The deposit will be returned to you in full within 48 hours after your event ends, assuming no damages to the property and no extra cleaning is needed to host the next event.
